THE ASSESSMENT

The first thing we’ll do is walk through your property so I can identify the best features that’ll make it stand out against the competition. I’ll also make staging suggestions that will help your house appeal to a wide array of potential buyers.

PULLING COMPS

After I see your property, I’ll go back to the office and pull a bunch of comps to see what other homes have recently sold for in your neighborhood and surrounding areas. Using my tour and similar home sales, I’ll recommend a price range from “move it quickly” to “get me top dollar.”

PLANTING THE FLAG

We use real signs where I come from, so don’t expect one of those flimsy metal signs that blow over in a soft breeze. My sign is solid wood, sturdy, and best of all, classy! You and your property deserve nothing less!

LISTING YOUR PROPERTY ON THE MLS

Once we decide on a price, I’ll schedule a photographer to come out and take pictures of your property that’ll cast it in the best light. Then I’ll take all the pictures and info I’ve gathered and enter them into the MLS system so all the other buyer’s agents can see it. I’ll even send an email out to my network and advertise it on social media to get you the most exposure possible.

NOW WE WAIT…

Depending on where we decided to set your price, your house may sell quickly or it may take longer. Either way, I’ll be there the whole time keeping you updated and managing the showing schedule. If you have any questions or concerns during this step of the process, I’m only a phone call away.

YOU GOT AN OFFER!

Someone wants to buy your house! Now the fun begins! We’ll review the offer together, line-by-line, and decide the best course of action. That may mean sending a counter-offer (it usually does) or you may decide to accept it as-is. Either way, I’ll handle all of that for you.

YOU’RE UNDER CONTRACT!

Once we come to an agreement with the buyers, you’ll officially be under contract. The buyers will start scheduling their inspections and appraisal, and I’ll work with the buyer’s agent to make sure those times are convenient for you. If anything comes up during this process, we’ll work together to either get them fixed, or offer a concession to the buyers.

IT’S CLOSING DAY!

The closing day has arrived and it’s time to hand over the keys to the new owner! It’s an exciting and nerve racking time, but I’ll do my best to make the whole process smooth and painless for you. You won’t need to worry about a thing except showing up and signing your name.

Regardless of your situation, closing on your house is usually a bitter-sweet day. Saying goodbye to all of the memories is hard, but the journey ahead is full of possibilities. A lot of agents disappear once their commission check is deposited, but I won’t. If you need help, you can call me anytime and I’ll do my best to find a solutions.
